Most Clearwater repair calls start with a stain on a ceiling or a few shingles in the yard. Plenty of those roofs need one fix, not a new roof. We trace the water to where it got in, repair that spot, and say plainly whether the rest of the roof is close behind.
We locate the entry point on your Clearwater roof, free, and show you photos of the failure.

Most Clearwater roof repairs run $850 to $4,500, set by what failed and how far the water traveled. A cracked pipe boot is the cheap end. Rebuilt wall flashing with wet decking beneath it is the expensive end. The fixed written quote comes after the free inspection.
If repairs keep coming back, the roof may be near the end of its life. Here is what replacement looks like instead. For a 2,000 sq ft ranch style home in the Clearwater service area, the approximate cost to replace that roof is $9,100 to $22,480. For a 4,000 sq ft home, the cost is $14,980 to $32,100 for a shingle roof.
Cracked rubber boots and loose vents replaced and sealed.
Chimney, wall and valley flashing rebuilt where it failed.
Torn or lifted shingles replaced and hand-sealed.
Edge sections repaired, with a plain explanation of what lets the dam form.
Before we leave, we check the shingles around the repair. If the same failure shows up everywhere, we say so now instead of after the next storm.
The stain on your ceiling is where the water came out, not where it went in. We start in the attic, look at the underside of the deck for dark streaks and wet insulation, then follow that line up the slope to the likely entry point. Chimneys, walls that meet the roof, and plumbing vents are the usual suspects.
Once we find it, you see a photo of the failure, not just a number.
Warm air leaking into the attic heats the roof deck. Snow on the upper roof melts and runs down to the cold eave, where it refreezes into a ridge of ice. Water backs up behind that ridge, slips under the shingles and shows up on the ceiling below. The fix is partly a repair at the edge and partly sealing and insulating the attic floor so the roof stays cold.
Every hole in a roof is a possible leak. Plumbing vents get a rubber boot that cracks in the sun after years of use. Exhaust fans and attic vents sit on flashed bases that can loosen. A chimney needs a stepped metal flashing, and a skylight needs its own. When water finds a way in, it is almost always one of these. They are small, cheap parts, and they are where we start looking.

Often, yes. We work from the stain back through the attic to the entry point, which is usually a few feet uphill of the stain.
Sometimes. If the shingles are sound and the leak is one failed detail, a repair buys years. If granules are gone and tabs are cracking across whole slopes, we tell you so instead of selling a patch.
If hail or wind damaged more than a small area, a claim can make sense. We photograph everything so you can decide. Minnesota law prohibits any contractor from paying or waiving your deductible.
