St. Cloud's median home was built in 1981, from 1920s Pantown workers' housing and the pre-1940 core around Barden Park to mid-century ramblers and 2000s builds on the growth edges. Many of those roofs just need a leak fixed or a few shingles replaced. Others are past it. Our office is five minutes away in Waite Park, and we tell you straight which kind of roof you have.

A St. Cloud repair is quoted on what broke, how much water got in, the roof pitch and access, and the cost of matching materials. Ice dam damage on a 1920s Pantown cottage and a few lost shingles on a mid-century rambler around Lake George are different jobs. You get a free inspection and a fixed, written quote before any work starts.
Most St. Cloud roof repairs run $850 to $4,500, depending on what failed and how far the water got.
Many older St. Cloud homes carry two shingle layers, and a replacement means tearing off to the deck, a city permit and Minnesota's 24-inch interior ice barrier. If a repair would only be a down payment on a new roof, here is what the alternative looks like. For a 2,000 sq ft ranch style home in the St. Cloud service area, the approximate cost to replace that roof is $9,100 to $22,480. For a 4,000 sq ft home, the cost is $14,980 to $32,100 for a shingle roof.
On 1920s Pantown homes and the pre-1940 houses around Barden Park and the Southside historic district, we look closely at eaves, chimney flashing and vents, because the city's older, lower-pitched roofs are where ice dams do their damage. Many older homes also carry two shingle layers, which we note before recommending a repair. We trace water to its entry point, because the stain on your ceiling is rarely right below it.
The May 12, 2022 derecho put golf-ball hail through the St. Cloud area, and July 18, 2025 dropped 2-inch hail in adjacent St. Augusta. So on any repair call we check vents, soft metals and ridge lines for hail, whether the house is a Northside home near Hester Park or a 2000s build on the growth edges.
Traced to the source across flashing, boots, valleys and ventilation before anything is opened up.
Replaced and hand-sealed, matched to current shingle lines as closely as manufacturing allows.
Chimney, wall and valley flashing resealed or replaced where water is getting in.
Cracked boots and damaged roof vents replaced so the penetration stops leaking.
Damaged areas repaired, with a straight answer on the ventilation and insulation causes behind them.
Wind and hail damage photographed and fixed, or documented for a claim when a claim makes more sense.
"Breanna Minikus inspected my house for the recent hail storm damages for free. She’s detailed oriented, very knowledgeable, and honest, friendly and patiently explaining where the damages occurred and how severe they were. Luckily there were no serious damages to my house, resulting in no claim filed."

Usually the damaged area can be. Ice dams matter most on the city's older, lower-pitched roofs, like many in Pantown and the Southside historic district. We repair the damage and give you a straight answer on the ventilation and insulation behind it. If the roof needs replacing, Minnesota code requires an ice barrier at least 24 inches inside the exterior wall line.
We do. St. Cloud requires a building permit for every reroof, issued through the Building Safety Dept at 320-255-7218. We pull and manage the City of St. Cloud permit for you, and on older homes with two shingle layers we tear off to the deck, always.
Get a free inspection first. The May 2022 derecho and the July 2025 hail both produced approved claims across the St. Cloud area, but not every roof qualifies. If hail or wind caused the damage, a claim often beats an out-of-pocket repair. Minnesota law prohibits any contractor from paying or waiving your deductible.
Cost tracks the failed component, the distance water traveled, pitch and access, and the matching materials required. Ice dam damage on a two-layer Pantown roof and a single vent leak on a newer home are priced differently. We do not quote over the phone or bill by the hour. The inspection is free and the quote is fixed and written first. Should replacement make more sense, a 2,000 sq ft ranch in the St. Cloud service area runs approximately $9,100 to $22,480. Most roof repairs run $850 to $4,500.
Nobody leans on you here. Your neighbors in Waite Park, five minutes away, who were here before the storm and will be here after the warranty card is printed.
We inspect your St. Cloud roof, trace any leak to its source, and check eaves, flashing and vents, usually within a couple of days.
You get a straight answer: repair it, replace it, or leave it alone, with a fixed written quote from a crew five minutes away.
If hail or wind caused it, we document it for your insurer, and if it becomes a reroof we manage the city permit, all within Minnesota law.
