What it is

What a real roof inspection covers.

A roof inspection is a systematic check of the whole roofing system, not a glance at the spot you called about. That means the shingles or panels on every slope, flashing at walls, chimneys and valleys, pipe boots and vents, ridge and hip caps, gutters and drip edge, and the signs of ventilation trouble that show up at the eaves and in the attic. The goal is to tell you what is happening up there, what caused it, and what, if anything, needs to be done.

We inspect two ways. For most homes we start with a virtual inspection the same day, measuring the roof from high-resolution satellite and aerial imagery and reviewing pitch, complexity, ventilation and problem areas. When the roof is complex, when storm damage needs to be confirmed up close, or when you simply want someone on site, we come out in person, free, and photograph the roof from top to bottom.

The people doing it are trained for it. Our team holds HAAG certifications, including Master Level damage inspection and the residential, commercial and wind damage designations. That training is about separating hail and wind damage from normal wear, manufacturing defects and installation mistakes, which is exactly the line an insurer draws.

When to book one

Good times to get your roof inspected

✓After hail or high wind. Dents in gutters, downspouts, vents or the car usually mean the roof took hits too. Hail bruises on shingles do not show from the ground.
✓When a stain shows up. Water travels, so the stain on the ceiling is rarely under the entry point. An inspection finds the source before anything is opened up.
✓After a winter of ice dams. Peeling paint near exterior walls, damp insulation or frost on nail tips in the attic point to ventilation and insulation problems worth catching early.
✓When the roof is getting old. Curled or cracked shingles, bare spots and granules piling up in the gutters mean it is time to know how much life is left.
✓In spring at the cabin. Lake-country roofs often sit unwatched all winter, so ice dam and storm damage gets found in spring, sometimes past the ideal claim window.
✓Before a big decision. Buying, selling, refinancing or planning other exterior work is easier when you know the roof is not about to surprise you.
How it works

Four steps, zero pressure.

1. Request

Book online or call (320) 828-7244. A real person in Waite Park calls back within 30 minutes during business hours, Mon to Sat, 8am to 6pm.

2. Inspect

Virtual the same day, or on site when the roof needs it. Either way, every slope and component is reviewed and the problem areas are photographed.

3. Straight answer

Repair it, replace it, or leave it alone. You see the photos and hear the reasoning, and the decision stays yours.

4. Proposal or claim

If work is needed, you get an exact written proposal within 24 hours. If a storm caused it, we document the damage and meet your adjuster on the roof.

Hail season is the busiest time for inspections. Our Hail Ready guide covers what to check after a storm and what to photograph before you call anyone.

What it costs

What an inspection costs

Nothing. The inspection is free, with no obligation and no pressure to sign anything on the spot. If the roof is in good shape, we tell you that and leave.

If the inspection finds a problem, any repair is quoted in writing before work starts, and a replacement comes as an exact proposal within 24 hours. You can see how our replacement packages are priced on the pricing page. We follow Minnesota law (Minn. Stat. 325E.66) on every inspection: no contractor may pay or waive your deductible or offer you anything of value in exchange for an inspection or a claim.

FAQ

Roof Inspection FAQ

Is the roof inspection really free?

Yes. There is no charge and no obligation. If the roof is fine, we tell you so and you owe nothing.

What do you check during a roof inspection?

The whole roofing system: shingles or panels, flashing, pipe boots, vents, valleys, ridge caps, gutters and drip edge, plus signs of ventilation and ice dam trouble. We photograph what we find.

Can you inspect my roof without coming out?

Often, yes. We start with a virtual inspection using satellite and aerial imagery the same day. Complex roofs and suspected storm damage get an in-person visit, which is also free.

What does HAAG certified mean?

HAAG is a training and certification program for roof damage inspection. Our team holds HAAG certifications including Master Level damage inspection and the residential, commercial and wind damage designations.

Will you tell me whether to file an insurance claim?

We tell you whether we see hail or wind damage and show you the photos. The decision to file is yours, and if you do, we meet your adjuster on the roof.
