What it is

Flat and low-slope roofs, done right.

Most commercial buildings in Central Minnesota sit under a flat or low-slope roof, and those roofs work differently from a house. Water does not run off quickly, so the membrane, the seams, the drains, the curbs around rooftop units and the metal at the edges do all the work that shingle overlap does on a pitched roof. A small failure at any one of them can let water travel a long way under the surface before it shows up inside.

We install and repair TPO and EPDM single-ply membrane systems, with insulation options sized for Minnesota winters, and we replace and repair metal roofs on commercial buildings and shops. We also handle storm and insurance claims for commercial property. Our team holds HAAG certification for commercial roof inspection, which matters when the owner, the insurer and the adjuster need to agree on what a hailstorm actually did.

The part building owners notice most is the process. One dedicated project manager coordinates access, safety and cleanup, so tenants, customers and staff keep using the building while the roof gets done. You are not chasing a salesperson for updates. It is the same approach we bring to the Division Street commercial corridor in Waite Park, our home base.

When you need it

Warning signs on a commercial roof

✓Water that sits for days. Ponding after rain or snowmelt ages membrane faster and finds every weak seam. Low spots usually mean the insulation or the deck has shifted.
✓Seams opening or membrane pulling back. Open laps, blisters, and membrane shrinking away from walls and curbs are where most flat-roof leaks start.
✓Leaks around units, drains and pipes. Penetrations leak first, and the worst of it often comes during spring thaw, when snow melts faster than the drains can clear it.
✓Heavy snow and drifting. Drifts pile up against parapets and taller walls on low roofs. After a big winter, it is worth having the roof walked.
✓A storm went through. Commercial roofs take the same hail and wind as houses. The May 2022 derecho and the July 2025 hail both hit the St. Cloud area.
✓Soft spots underfoot. A roof that gives when you walk on it usually has wet insulation under the membrane, and wet insulation stops insulating.
How we handle it

One building, one point of contact.

1. Walk the roof

We inspect membrane or panels, seams, drains, flashing, edge metal and every penetration, and document the condition with photos.

2. Options side by side

You get repair and replacement priced separately in an exact written proposal within 24 hours of the inspection, so you can plan the spend.

3. Schedule around you

We build the schedule around tenants and business hours. Your project manager coordinates access, safety and cleanup from start to finish.

4. Claims, if a storm did it

For hail and wind damage, we document the roof and work with your insurer and adjuster on the claim.

What it costs

What commercial roofing costs

Commercial roofing is quoted after a free inspection. Roof area, membrane type, how much insulation is wet and needs replacing, the number of drains, curbs and penetrations, edge details, and access to the roof all move the price, so a number from a phone call would not mean much.

What you can count on is a written proposal within 24 hours of the walk, with repair and replacement priced separately. Many owners use that to decide between fixing the problem areas now and budgeting a full replacement for a later season. Either way, the number on the page is the number.

FAQ

Commercial Roofing FAQ

What commercial roof systems do you install?

TPO and EPDM single-ply membranes for flat and low-slope roofs, with insulation options sized for Minnesota winters, plus metal roof replacement and repair. We recommend a system after we see the building, its slope and its drains.

Can you work around our tenants and business hours?

Yes. We schedule the work around tenants and business hours, and one project manager coordinates access, safety and cleanup so the building keeps running.

Do you handle insurance claims on commercial property?

Yes. Our team holds HAAG certification for commercial roof inspection. We document hail and wind damage with photos and work with your insurer and adjuster.

Should we repair or replace our flat roof?

It depends on how much of the membrane and insulation is still sound. We photograph the roof and price repair and replacement side by side so you can decide with real numbers.

Do you roof apartment and multi-family buildings?

Yes. Multi-family buildings are part of our commercial work, along with warehouses, offices and retail.
