What it is

Metal roofing, explained plainly.

A metal roof is a system of steel or aluminum panels fastened over the roof structure. Some panels are screwed through the face with exposed fasteners and rubber washers, the way most pole barns and shops are built. Others, like standing seam, hide the fasteners under raised seams that lock the panels together. Both shed water and snow far better than they hold it, and neither absorbs moisture the way an aging shingle does.

Around Central Minnesota, metal shows up on three kinds of buildings. Farm and hobby buildings, from pole barns to detached shops, where exposed-fastener panels are the norm. Homes where the owner wants a roof built for the long haul and likes the look. And low-slope commercial buildings, where metal is weighed against TPO and EPDM membrane. Each one needs different panels, trim and underlayment, and the right call for a shop is rarely the right call for a lake home.

Metal is not automatically the best roof. It costs more up front than architectural shingles, color and profile are long-term decisions, and on a house with valleys, dormers, chimneys and skylights the flashing details decide whether it stays dry. That is why we put metal and shingle options side by side in one proposal, so you compare them with real numbers instead of a sales pitch.

When you need it

Signs a building is ready for metal

✓Old screw-down panels are leaking. Rubber washers under exposed fasteners dry out and crack after years of sun and freeze-thaw, and water follows the screw in. Re-screwing buys time. Replacement ends it.
✓Snow keeps loading the same roof. Smooth panels let snow slide instead of sitting all winter, which matters on low-slope shops and additions. Snow guards keep it from dropping all at once over doors and walkways.
✓Hail dented or opened panels. Some dents are cosmetic. Others crack paint, open seams or loosen fasteners. We photograph which kind you have so you and your adjuster are looking at the same thing.
✓You plan to stay put. Homeowners who want one roof for decades often ask about standing seam or stone-coated steel. We price it honestly against our shingle packages.
✓The outbuilding is overdue. The pole barn and the shop take the same weather as the house. They get the same inspection and the same care.
✓Rust has moved past the surface. Surface rust on panel edges can be managed. Rust that has eaten through around fasteners or at the eaves means the panel is done.
How we handle it

Inspection to final walkthrough.

1. Inspect

We walk the roof and check panels, fasteners, seams, trim, flashing and whatever structure we can see, and photograph all of it. Request it online or call; a real person calls back within 30 minutes during business hours.

2. Propose

Within 24 hours you get an exact written proposal: panel type, color, trim, underlayment and snow guards spelled out, with shingle options beside it when they make sense for the building.

3. Build

Once you approve, a dedicated production team orders material, schedules the crew and handles permits. A project manager oversees the install and walks the finished roof with you.

4. Claim, if hail did it

If a storm caused the damage, we document it and meet your adjuster on the roof. You pay your deductible, never more.

What it costs

What a metal roof costs

Metal roofs are quoted after a free inspection. We do not print a per-square price for metal because the number moves too much from one building to the next: panel style, roof size and pitch, how many valleys and penetrations need flashing, whether old panels or shingles come off first, and how far the crew travels. Standing seam and other premium metal projects are quoted custom, above our standard shingle packages.

What we do promise is the format. One exact written number within 24 hours of the inspection, not a range and not a teaser, and it does not expire at midnight. If a shingle roof would serve the building just as well for less, the proposal will show you that too. See our pricing page for how our shingle packages are priced.

"Living here since 1983 it was time for us to replace the metal roofing on our pole barn and our manufactured double home. We were looking for quality of work and who to trust. After receiving 3 bids we chose Committed 365 Roofing and Exterior."

FAQ

Metal Roofing FAQ

Do you install metal roofs on homes or only on commercial buildings?

Both. We replace and repair metal roofs on homes, shops, pole barns and commercial buildings across Central Minnesota. The free inspection and the exact written proposal work the same way for each.

Is a metal roof loud in rain or hail?

Over a solid deck with underlayment and an insulated attic, most homeowners notice little difference from shingles. Metal fastened over open framing on a pole barn is louder, which is normal for that kind of building.

Will snow slide off my metal roof all at once?

It can, and that is part of the point of metal, so plan where it lands. Snow guards over doors, decks, walkways and lower roofs hold the snow in place so it melts or releases in smaller amounts.

Can hail damage a metal roof?

Yes. Large hail can dent panels, and harder hits can crack paint or loosen seams and fasteners. Some dents are cosmetic and some affect how the roof sheds water. We photograph what we find so you and your adjuster can see the difference.

How much does a metal roof cost?

It is quoted after a free inspection, because panel style, roof size, pitch, flashing details and tear-off all change the number. Standing seam and other premium metal work is quoted custom above our standard shingle packages. You get one exact written number within 24 hours.

Can old metal panels be repaired instead of replaced?

Often. Failed fasteners, loose trim and a few damaged panels can be repaired. If the panels are rusted through or the roof leaks in many places, we will say so and show you the photos.
