Reading the walls of a St. Joseph house

A hailstorm leaves round cracks and punctures in vinyl on whichever wall faced the wind, and from the ground they are easy to miss.
Strong gusts pop panels loose along the seams and nail hems, most often at gable ends and open corners.
On older houses, tired trim, soffit and fascia often need attention at the same time as the siding.

Siding cost in St. Joseph

$12,000 to $38,000 for most projects

Most St. Joseph siding projects cost $12,000 to $38,000, depending on the size of the house and the material. A small one-story home in standard vinyl sits near the low end; a large two-story in steel or LP SmartSide moves toward the top.

Soffit, fascia and trim appear as lines on the same written quote, and the wrap and flashing go in before the first panel does. A storm-damaged house may have part or all of the work covered by a claim.

Repair or replace

Fixing a wall or residing the whole house

One or two cracked panels can often be swapped, provided the same profile and color are still being made. When they are not, or the damage spreads over several walls, residing is the fair answer. If hail did it, matching turns into a claim question and every wall gets photographed for the adjuster.

We install vinyl, steel and LP SmartSide. Good installation matters as much as the material: correct nailing in the hem, room for panels to expand and contract, and trim that is fastened, not just tucked.

What is behind the panels

The part of a siding job you never see

New panels are only as good as what they hang on. When the old siding comes off, we look at the sheathing, replace anything soft, and install house wrap and flashing around windows and doors so water that gets behind the siding has a way out.

In an older St. Joseph house this stage often turns up nothing. When it does turn up a rotted sill or window trim, it is far cheaper to fix now than after the new siding is on.

Choosing a material

Vinyl, steel or LP SmartSide

Vinyl

The most common choice and the lowest cost. Comes in many colors, never needs paint, but can crack in a hard hit.

Steel

Holds up well to impact and wind, and is dent-resistant compared with vinyl at a higher price.

LP SmartSide

An engineered wood product with a painted wood look. Good for homeowners who want that texture, with a bit more maintenance.

Siding in St. Joseph: your questions

How much does new siding cost in St. Joseph?

Most projects run $12,000 to $38,000, depending on the size of the house and the material. We measure on site and quote in writing.

Will new panels match what is already on my house?

Sometimes. We hold samples against your walls in daylight to compare. If nothing matches, and hail caused the damage, the mismatch is something to raise with your adjuster.

Is it smart to schedule roofing and siding as a single project?

When both are aging, yes: you deal with one schedule and one cleanup. After a hailstorm that hit both, a single claim can cover the two.

Which siding products can I pick from?

Vinyl, steel and LP SmartSide are the three we install. We lay out the price, upkeep and look of each for your house.

Does the siding come with a warranty?

Our workmanship is covered by the 25-year workmanship warranty, and manufacturers offer their own product warranties. We go over both in the written proposal.

How long does a siding job take?

It depends on the size of the house and the weather. We give you a schedule before we start.
